Your residential and commercial leases run on their own rule engine. You define conditions such as late-payment interest, revenue rent, subtenants, unauthorized subletting, and decoration permission according to your company.

When renewal time comes, the increase is calculated against your country's legal index and presented to you; twenty-five countries' lease regimes are defined, and if none of them fits, you set up your own rule. When a change is needed on an approved contract, a draft is prepared first, and the authority to save it stays with your manager and the company owner alone.

Deposits and guarantee letters are kept in separate ledgers, and when a guarantee's expiry approaches, a task opens automatically with legal. A vacancy appears on your calendar weeks before the unit empties. If you work in a foreign currency, the exchange-rate source approved for the transaction stays fixed throughout the payment plan, and on every payment day you can see, daily and using central-bank rates, what the installment amount is worth in your own currency or in a different one.
