General
A corporate real estate CRM and back office where departments work in sync. It brings your entire operation together in one platform, from sales to leasing, legal to accounting.
Corporate real estate operations that work on an exclusive, project or portfolio basis: a developer's own sales or leasing office, exclusive project marketing firms, commercial/mall leasing management, brokerage offices selling or leasing property on behalf of others, and companies that run sales and leasing together.
No. Planyum is built for corporate operations that work as a team, across departments; not for a single agent working alone with a scattered, resale-style portfolio.
The Smart Gate setup wizard asks about your country, working hours, deposit/advance rules, approval timeframes, agency settings, and reminder preferences, step by step.
There's no lengthy integration process, and no technical knowledge is needed. You assign department approval authority afterward, from Settings.
Pricing & Subscription
There are no fixed tiers — on a single plan, the per-person price decreases as your team grows: the first person is $60/month, and each additional person adds somewhere between $25 and $3 depending on your team size. Yearly billing gives you 20% off the total.
Every feature is the same at every team size — only your total bill and shared storage pool scale automatically with your headcount.
14 days, no credit card required.
You buy monthly or yearly; either way you can cancel at the end of the period. There's no refund for unused time.
There are no fixed tiers; as your team grows, your total bill updates automatically based on the declining per-person rate.
Charges for newly added people land on your next monthly renewal date — you're not charged mid-cycle.
When you reduce your team, the change takes effect at the end of the period, and there's no refund for unused time.
You'll get a warning email once your remaining space drops below 50 GB. If the pool fills up completely, new uploads stop until you add more storage; additional storage costs $29/month per TB on the monthly plan, or $23/month per TB ($276 upfront) on the yearly plan.
You can see your quota and buy more from Settings.
Setup & Migration
You download a CSV template that opens in Excel from the panel, and bulk-import your portfolio using that template; you don't need to enter hundreds of units one by one.
You can bulk-import your existing customer list using a CSV template that opens in Excel from the panel; there's no need to enter them one by one.
For each record, you choose whether to mark it 'Active' — records you leave unmarked sit quietly aside, without affecting your dashboard or KPIs, until the first real activity happens on them.
You assign department permissions yourself from the Approval Authorization screen in Settings.
If no one in a department has authority, approval automatically goes to the manager, and if there's no manager, to the owner; you don't have to build the chain by hand.
You invite them from the Team page; you decide their role and which departments they have authority in.
Whoever you invite has to set their own password on their first login.
Sales & Leasing
Yes. Planyum manages sales and leasing in one system without mixing them up: you can start either process from the same client card, and see your consultants' calendar and capacity in one place.
Residential leasing runs with its own distinct workflow; commercial and corporate leasing brings in a full rule engine — things like late-payment interest and revenue-based rent — both run in the same system, each with its own logic.
Yes. Seven different penalty rules are available for commercial leases — late fees and revenue-share rent differences are two of them, and the rest cover unauthorized subletting, confidentiality breaches, decoration delays, material breach, and revenue-declaration violations.
Subtenant tracking is handled from a separate screen, independent of these seven rules.
By default, commission already paid is fully clawed back on every cancellation; you can instead choose to be asked each time, or set a day-based threshold.
If the commission hasn't been paid out yet, it's simply deducted instead of clawed back. Once the decision is made, a collection task lands with accounting automatically.
Each of your agents sees only the units they're authorized for, from their own portal. When they have an interested customer, they use the 'I Have a Customer' button with the customer's name and the unit, or leave a message; this automatically becomes a customer record. This access is completely free.
Contracts
Yes. You upload a blank Word contract template from Settings and map its blanks once; after that, every time you generate a contract, Planyum automatically fills those blanks with your up-to-date CRM data.
If any required information is missing, generation stops and shows you exactly which record needs completing. The template size limit is 5 MB.
Team & Permissions
Yes. There are three different cockpits: the Owner Cockpit for the company owner, the Manager Cockpit for managers, and the Operations Cockpit for every other role besides owner and manager — each shaped by its own scope of authority.
Their active customers are automatically transferred to the manager or owner who processes the departure; a customer relationship built over years is never lost.
If their departure would leave a department without any approval authority, the departure can't be completed until someone else is assigned.
Each approval type follows its own path: a contract approval goes straight to the legal queue, while a penalty decision passes through the manager first and then legal.
If the deadline passes, approval escalates from the department's authority to the manager, and from there to the company owner.
Yes. You set up a tiered, capped, or fully custom structure, and the system automatically calculates the right tier on every sale.
International Use
Turkish and English.
The exchange rate source used in a sale locks in once a rate request is approved or rejected; until then, your company's default source (live rate catalog or a manual rate) is used.
Once locked, the amount isn't recalculated against the live rate afterward.
Your customer portal opens in whichever is the closer match for your customer — Turkish or English; these are the two languages currently supported.
Offer presentations open in the panel language of the team member who created them, not the customer's language. You can work across different currencies.
Yes. Twenty-five countries' rental regimes are built in, from Turkey's capped rent-increase system to tiered models; if none of them fit, you set up your own manually with the 'Other' option.
Security & Compliance
Your data is hosted in the United Kingdom (London); our infrastructure providers meet SOC 2 Type II, ISO 27001, and GDPR standards, data is encrypted at rest with AES-256, and TLS is used in transit.
Yes, it's compliant with KVKK, GDPR, and CCPA.
Yes. Role and department permissions work entirely according to the rules you set.
Technical & Integrations
Yes, you can connect your Meta, Google, and LinkedIn ad accounts; a step-by-step guide walks you through each platform.
For Meta and LinkedIn, you'll need to create a developer app and paste the given secret key and webhook address into the matching field in the panel.
Yes, it works smoothly from mobile browsers.
