Every offer from clients — cash, installment, or other payment options — enters the system and routes automatically to your manager.

The manager may approve as-is, decline, or create an instant counter-offer (“we can do a different figure”); the moment a counter-offer is made it becomes an urgent task for the advisor to relay the same day.

A separate analytics view shows which units draw the most offers and which price bands attract the most demand — so you see which project’s pricing fits the market in real time, not months later.

Every change to a payment plan stays in history; no revision vanishes without a trail, and you always hold a written record against future “we never agreed to that” disputes.

Every offer and counter-offer accumulates in a chronological chain like a conversation — from the company’s first offer to the client’s last counter, the full history sits on one screen.

The current gap calculates automatically; even before the deal closes, your advisor sees instantly “how far apart are we right now.”

When a negotiation is truly lost after mutual offers because of a price gap, it is logged as a distinct reason — the system only allows this label when a real negotiation occurred, so one-sided walkaways are not mis-tagged as “price gap.” Total lost amount and rate appear in Owner and Manager Cockpit.

On an installment sale your advisor chooses one of two title-deed models: annotated early transfer once a payment percentage is reached, or transfer after full collection.

The choice passes manager approval and, on cash sales, can trigger automatically the moment accounting approves payment.

The process is tracked in its own operations unit we call “Deed Transfer”; a transfer request can be closed as complete only when an image or scan of the title deed is uploaded — so every completed and in-progress transfer stays filterable by date, project, or client in one list, and you never face the risk of a unit thought “closed” whose title deed was never transferred.

Even when a sale is to be cancelled, the process does not drift. The cancellation request lands with management; it is approved, declined, or returned with a counter-proposal.

On approved cancellations the refund opens as a separate task and is tracked to completion; you may reopen the same sale later — no step passes on verbal approval alone.
